The 120K House is part of a case study started by a small development team in Philadelphia. Two homes are being built first and the name of the project comes from the target construction cost for the smaller of the two homes (100K). The homes will have a modern and green design and the goal of the case study is to prove that green homes can be built affordably if designed properly.

More Details on the 120K House
The basic concept of the 120K House is to offer an affordable home that places a high priority on quality, design, energy efficiency, health and sustainability rather than “bells & whistles” that can drive the price of new construction out of reach from the majority of home buyers.
While the 120K House is based entirely on the design of the 100K House, it is a slightly upgraded version due to the following differences:
- Larger square footage due to a 20′ wide lot vs. the 18′ wide 100K lot.
- Larger back yard due to no front yard on the 120K House.
- Upgraded front facade with a large, eye-catching door and window column on the corner of the house that pours light into both levels of the home.
- A large, northwest facing side wall that includes five additional windows.
- A custom designed and built green kitchen by local cabinet maker, Pappajohn Woodworking. This cabinetry will be constructed using sustainable materials and Low/No VOC adhesives, stains and sealants.
- A Split-ductless air-conditioning system to supplement the passive cooling features of the home on the hottest days of the year.
- Upgraded finishes in select locations such as the kitchen and bathroom.
Extensive work has gone into the upfront design of the home, including advanced energy modeling, to ensure that the final homeowner is getting the most bang for their buck in all of the key values of the home - design, quality, energy efficiency, health and sustainability.
sales inquiries and notification
The home is officially listed for sale on the MLS (Multiple Listing Service). For serious sales inquiries, please contact Courtney Ludeman of the Stokes Group.
Also, if you have any questions about mortgages or financing the purchase of the 120K House, we highly recommend contacting Kelley Donovan of PHH Mortgage. Kelly gives outstanding service and is able to answer any questions you might have about home mortgages. She is also able to provide a very fast pre-approval to give you an idea of how much you can afford and what your monthly payments will be.
We are also working on ways to enable the 100K House to be reproduced in Philadelphia and other cities that have tight infill lots. We are considering offering the stock plans for a low fee as well as offering a full development service in Philadelphia to build a 100K House on a lot or your own choosing.
